Spain has now completed its digital transformation. For non-residents, property owners, investors and inheritors, the Digital Certificate (Certificado Digital) has become the single most important tool to interact with the Spanish Administration — and we take care of the entire process for you.

What is a digital certificate?

A digital certificate is your official digital identification in Spain. It is a secure electronic file that confirms your identity online and has the same legal validity as a handwritten signature, allowing you to deal with the Spanish authorities from anywhere in the world, without paperwork or physical appointments. With a digital certificate, you can:

  • File and manage your taxes instantly
  • Receive and respond to official notifications
  • Communicate with the Tax Agency, the City Council, the Land Registry or the Cadastre
  • Process legal and administrative matters without delay

 

For non-residents in Spain, this tool is no longer optional, but essential.

Why has the process changed?

Until recently, our services for obtaining the Digital Certificate were carried out through a mandatory in-person appointment at a Spanish public office, which was time-consuming and often impractical for international clients. Starting in 2026, our service has improved. Thanks to the power of attorney (POA) you grant us, we can now:

  • Verify your identity remotely
  • Apply for the certificate entirely online
  • Eliminate the need for travel or physical appointments

 

If you have already signed a POA with us or opened a Spanish bank account through our office, we usually already have the necessary legal basis to proceed.

Who needs a digital certificate?

This service is highly recommended, and in practice essential, for:

  • Buyers To receive official communications, manage property taxes (IBI) and update land registry records.
  • Owners To declare taxes in Spain, including those derived from rental income, and efficiently manage procedures related to rental contracts.
  • Heirs to complete inheritance procedures and comply with tax obligations as new owners.
  • Sellers to manage tax refunds.
