As part of our commitment to making your experience in Spain as seamless and efficient as possible, we are pleased to introduce our Digital Certificate Procurement Service. Spain has now completed its digital transformation. For non-residents, property owners, investors and inheritors, the Digital Certificate (Certificado Digital) has become the single most important tool to interact with the Spanish Administration — and we take care of the entire process for you.

What is a Digital Certificate?

A Digital Certificate is your official digital ID in Spain. It is a secure electronic file that confirms your identity online and has the same legal validity as a handwritten signature, allowing you to deal with Spanish authorities from anywhere in the world, without paperwork or physical appointments. With a Digital Certificate you can:
  • File and manage taxes instantly
  • Receive and respond to official notifications
  • Communicate with the Tax Office, Town Hall (Ayuntamiento), Land Registry or Catastro
  • Handle legal and administrative matters without delays
 

For non-residents, this tool is no longer optional — it is essential.

 

Why has the process changed?

Until recently, our services passed to obtain the Digital Certificate in an mandatory in-person appointment at a Spanish public office, which was time-consuming and often impractical for international clients. From 2026 onwards, our service has improved. By leveraging the Power of Attorney (POA) you grant us, we can now:
  • Verify your identity remotely
  • Apply for the certificate fully online
  • Eliminate the need for travel or physical appointments
If you have already signed a POA with us or opened a Spanish bank account through our office, we usually already have the legal basis required to proceed.  

Who needs a Digital Certificate?

This service is strongly recommended — and in practice essential — for: Buyers To receive official communications, manage property taxes (IBI) and update Catastro records. Landlords To declare rental income taxes and manage lease-related filings efficiently. Inheritors To complete inheritance procedures and comply with tax obligations as new owners. Sellers To deal with Capital Gains Tax refunds and post-sale administrative matters.  

Our Digital Certificate Service – Step by Step

1. Power of Attorney (POA)

A POA is mandatory.
  • If you sign a new POA including our digital certificate clause → nothing else is required.
  • If you already signed a POA previously, it is still valid, but you will need to sign an additional authorization letter (we will provide this to you).

2. Engagement & Payment

You formally instruct us by:
  • Signing the engagement letter / final quote
  • Paying the agreed fee
Once this is done, we immediately start the process.

3. We apply for the Digital Certificate

We handle:
  • The application
  • The identity verification
  • All technical and administrative steps
 

4. Delivery of the Certificate – Two Options

The Digital Certificate must be issued to an email address in the client’s name. You may choose one of the following options:  

Option A – We manage everything for you (recommended)

You authorize us to:
  • Create a dedicated Gmail account in your name, exclusively for this process
  • Receive the certificate and access codes
  • Download and secure the certificate on your behalf
Once completed, you will receive:
  • Your Digital Certificate
  • The email address and password of your account
  • Clear instructions for future use
This is the most popular option, especially for clients who prefer a fully managed solution.  

Option B – You manage the download yourself

If you prefer to receive the certificate directly in your own email, you may do so. In this case, please note carefully:
  • The certificate can only be downloaded on a computer (PC or Mac) — not on a mobile phone
  • The email and instructions are in Spanish only
  • We do not provide guidance or technical assistance for the download process
  • You must select the option “exportable certificate” during the download
    • Otherwise, the certificate will be locked to your computer and unusable elsewhere
  • Once downloaded, you must send us:
    • The certificate file
    • The export password
    • By email, together with your access details
Failure to follow these steps may require restarting the process.

Digital Certificate Procurement Service: €240 + IVA  

What happens once the certificate is issued?

You choose how it is managed:

Direct Control

We send the certificate to you for your exclusive personal use.

Professional Management (most common)

You authorize us to securely store and manage the certificate on your behalf, allowing us to act immediately whenever an official notification or legal action is required.  

Maintenance & Hosting

  • Active Clients If you hire any of our ongoing services (Legal Online, Tax Representation, etc.), certificate hosting and maintenance are included at no extra cost.
  • Standalone Clients If you do not maintain an active service with us, an annual maintenance fee (between €100 and €200) applies to keep the certificate active and securely hosted.
